FAQ
How is the management fee calculated?
Our fee is calculated as a percentage of
gross rental revenue, including guest-paid
cleaning fees and add-on charges. This
reflects the full scope of work involved in
coordinating each stay, guest experience,
pricing, and operations. Cleaning and and vendor costs are billed to owners at cost.
Are cleaning and maintenance included
in the percentage?
Cleaning, maintenance, and vendor
services are treated as owner expenses and
are billed directly at cost. We do not mark
up routine vendor invoices. We coordinate, schedule,
quality-check, and manage routine vendors as part
of our management service.
Do you charge onboarding, setup, or
listing fees?
After an initial consultation and home walk-through, you’ll receive a customized onboarding and setup quote. Required home updates may be completed by the owner or handled by Lupin Lane Co. on your behalf. Onboarding also includes operational setup and the time needed to create and launch the listing.
Do you offer discounted rates for multiple
properties?
Our pricing is structured around the
level of care, systems oversight, and operational
standards we maintain for every home. We
prioritize quality over volume, and our goal is to
ensure each property receives the attention it deserves.
Are there any additional or hidden fees?
No. We operate with transparent pricing.
Vendor costs (cleaning, maintenance,
supplies, landscaping, snow removal, etc.)
are billed directly to owners at cost, and we
provide documentation for all expenses.
If a property requires non-standard services,
we discuss and approve those before
implementation.
Do you use a minimum stay or pricing strategy?
We use market-informed pricing and stay-length strategies designed to balance revenue, wear on the home, and guest experience. While we welcome owner input, final pricing and stay settings are managed by Lupin Lane Co. to ensure consistency and performance.
How do you handle owner communication and reporting?
We provide clear, consistent communication and regular performance updates so owners stay informed without needing to manage day-to-day details. Owners have access to booking, revenue, and expense documentation, and we’re always available for strategic questions or planning conversations.
Can owners block dates or use the home themselves?
Owners may reserve personal stays with advance notice. Owner stays are subject to the same care standards as guest stays, and restocking or cleaning following owner use is billed to the owner.
Do you manage guest screening and house rules enforcement?
We manage guest communication, screening, and house rule enforcement throughout the booking process and during each stay. Our goal is to protect the home while providing a positive, respectful guest experience.

Do you provide design or furnishing guidance?
Yes! Thoughtful design and functionality are core to our approach. We provide guidance on furnishings, layout, and guest experience to help homes perform well long-term. Design services beyond standard onboarding will be quoted separately.
